Our purpose is to creatively empower freedom, wealth, and contribution. Every investor is different and has different goals. Early on, we realized the definition of “passive” was very subjective. Some owners wanted to be 100% hands-off..others wanted some involvement with their property. We realized what we do best wasn’t actually management, it was revenue and efficiency optimization…the “techy” stuff that none our clients want to mess with. We decided to narrow our focus; beat the market and empower owners to make their investment as passive as they desire.

Occupancy and Revenue Maximization:

We use complex dynamic pricing algorithms to ensure the highest occupancy, ADR, and RevPAN possible for the market area. Beating the market in one or more of those are our internal KPI's by which we measure our success.
Require all properties meet the Core AirINN Standards to increase exposure from amenities offered.
We develop and use precise systems and processes for inventory, cleaning, maintenance, and contractors; empowering you to turn properties and address any needed repairs or maintenance without sacrificing occupancy or guest experience.
Marketing and Advertising: We lean on our past experience in real estate sales to drive repeat guests and direct bookings.
Create and maintain attractive online listings on multiple OTS’s (AirBNB, VRBO, Google, etc…)
Require professional photography to showcase the property's best features.
Provide insights on market trends and recommend adjustments to the property's marketing strategy as needed.

Guest Screening and Selection: (Optional)

Utilize 3rd-Party ID verification to vet and screen potential guests, reducing the risk of property damage and issues. (optional)
Guest Damage Insurance with a 72 hour or less claims process. (optional)
Require and suggest implementing security measures to protect the property and guests.
**Owners are still required to obtain and maintain adequate homeowner’s insurance with a short-term-rental policy provision.

Q: Who is your ideal client or “Core Customer”?

Recognizes that while making money and having fun are great, this company exists for a higher purpose. Whether for our non-profit, “AirINN’s House” or our faith, if it’s not fun, doesn’t make money, and doesn’t serve a higher purpose…we’re out.
Understands that we grade ourselves on RevPAN. If we beat the market in that metric, we’ve done our job. We can’t control taxes, supply, or demand.
Appreciative and Value what we do. Not everyone will see what we do as adding value and that’s okay! We’re not for everyone. We can’t guarantee a lot of things, but we can guarantee that we love what we do and always have your best interest in our decisions as we continually try and get better.
Collaborative and Flexible. The market is fluid, and doing things because we’ve always done them that way is never a good reason. We have to shift when the market does, and sometimes that can get messy for a minute. If you’re the type that has ideas to make things better, awesome…let’s hear them. If you’re resistant to change, new ideas, or have a negative attitude...it’s not going to work here :)
Fun and Easy to work with. We can’t promise there won't be problems, but we can promise we’ll partner with you to address them as they come up. If you don’t have the “we’re on the same team” mindset, we’re probably not a good fit.
Responsive. Just like you’ll expect a prompt response from us, we expect it from you, and so will guests.
Refer. Our business grows with the right people. The right owners referring the right people lets us spend more dollars on marketing for direct bookings and value adding services…less on new clients :)
Pays on Time. We pay our bills for our employees and partners on time and expect the same from our owners.

Q: Can I use my own Airbnb Account? A: No. You can keep yours and block it off but we will create the listing on our account and add you as a co-host. In A/B testing, properties on our account performed significantly better than our clients accounts even taking superhost and existing reviews into consideration.

Q: Do you communicate with the guests? A: No. We offer AI and 24/7 virtual assistants ($150/month) but it is ultimately your responsibility to monitor guest communication.

Q: Are there any other fees? A: Yes.

Q: Can I block off my own property to stay? (Owner Bookings)

This is your property, and you have every right to use it. We’ll show you how to block dates during onboarding.

Q: When do we get paid?

All payouts go directly to you. Airbnb payouts come directly from Airbnb. All other OTA’s will be paid from our payment processor.

Q: How do you price my property and how much will I make?

We use complex algorithms to determine the Average Nightly Rate (ADR) based on market supply, demand, occupancy, seasonality, and many other factors. We can optimize for a high ADR and lower occupancy, high occupancy and lower ADR, or somewhere in the middle. The best performing properties typically undercut the market ADR during lower demand times, and stay slightly below or above market ADR during high demand times. Keep in mind we grade ourselves on RevPAN.

Q: Do I keep the cleaning or pet fees?

You receive and keep any/all fees, but you’re responsible for paying your cleaner or any other vendor.

Q: What if I already have a coffee maker, or something else that’s a different brand from your requirements?

You can use your own items if you'd like, but we have multiple reasons for the minimum standards and highly recommend following those.

Q: What if I already have prior bookings?

We will add them into our system so there are no double bookings.

Q: How often will I hear from you?

Every owner is different, and that’s why we have our Owner Success Managers. We have some owners that we rarely hear from, and others that have very close relationships with their advisor. Our goal is to make this passive for you, but we have amazing advisors that love building friendships with their owners. We also send out monthly reports on your property’s performance.

Q: What are house rules for my property?

We have a standard set of house rules that can change based on owner/market preference. Unless discussed and agreed upon prior to joining, we implement the following rules:
- No Smoking of any kind inside or outside of the property
- ID verification process with our 3rd party partner may be required
- No parties or large gatherings
- No more guests than indicated on the booking.
- Damage deposit or damage waiver may be required.
- Quiet hours are between 10PM and 8AM

Q: What happens if I need to access my property?

It's your property and you can access whenever you'd like. We recommend blocking it off or creating an owner booking. If a guest is present you must notify the guest first.

Q: I have a Ring Camera. Do I give you access?

If you have a Ring camera already, great! If you don’t have an OG or co-host, we don’t need access. If you do use an OG or co-host, you will need to give them access. Please note that we must be aware of any cameras on the property to make sure we’re compliant with privacy laws.

Q: What if I need someone to be the "boots on the ground"?

We can introduce you to our certified Co-Hosts or "OG's", or show you how to find a co-host.
We can teach you how to partner with your cleaner to be more of a partner; available for things like re-stocking, delivering items, etc...
